About the Building Department

The Department of Building inspects construction and development projects within the City of Brook Park to ensure a quality built environment and compliance with State and City Codes. The Department of Building provides customer services by protecting the citizens of the community from hazards by assuring that structures meet minimum standards for design, construction, quality of materials, and use and location of buildings through enforcement of the building, electrical, plumbing and mechanical codes.

To schedule inspections please contact the Department of Building at (216) 433-7412, Monday through Friday between 8:30am–4:00pm. The applicant or agent is responsible for requesting all required inspections, at least 24 hours in advance. Every attempt will be made to perform an inspection within 24 hours if possible but not guaranteed. Inspection request are taken by telephone only via live staff. Voicemail message request will not be honored.

In order to ensure safe buildings and structures within the City of Brook Park, a building permit is required to erect, construct, enlarge, alter, repair, move, improve, remove, convert, or demolish buildings or structures. Permits are also required for fencing, pools, and re-roofs. If in doubt, please contact the Department of Building to determine if a building permit is required.

The City of Brook Park Codified Ordinances requires that no contractor shall perform any work in the city without first obtaining a contractor registration. The contractor registration shall be valid for the calendar year.

In order to obtain a contractor registration for the calendar year, you must complete and return the following documents.

$125 Application Fee (Checks made payable to: City of Brook Park)

New $25,000 Surety Bond for each registration
– Must use bond form attached (Standard insurance company bond forms not
accepted)
– Should be dated to cover the period: Date of issuance through December 31, 2019
– Bond must be signed by the principal. (A typewritten name is not acceptable)

New Certificate of Insurance (Must comply with Requirements below) – MUST name the City of Brook Park as additional insured for all work performed within the corporate limits of the City (We DO NOT accept an “X” in the box).

Copy of current State of Ohio Worker’s Compensation Certificate

Plumbing, Electric & HVAC contractors MUST include a copy of their State of Ohio license(s) – Sprinkler, Security & Fire Alarm Contractors must furnish their State of Ohio Certification Number

The City of Brook Park Department of Building requires owners (sellers) of residential real estate, including single family; apartments; and condominiums to obtain a certificate of re-occupancy inspection (Point of Sale) prior to entering into an agreement to sell or convey an interest in such property. Please fill out the Re-Occupancy Inspection Form (2023 Re-Occupancy Inspection.docx (live.com)). After the Re-Occupancy Inspection is completed, the Buyer needs to fill out a Re-Occupancy Permit (2023 Re-Occupancy Permit.docx (live.com)).

HOUSING ENHANCEMENT LOAN PROGRAM (HELP)

The Home Enhancement Loan Program allows homeowners in all of Cuyahoga County communities except Bentleyville, Chagrin Falls Township, and Hunting Valley to borrow money for repairing or remodeling homes at three percentage points below a bank’s market rate for home improvement loans. HELP has no restrictions on a borrower’s income and few limitations on what improvements can be made to a property. Both owner occupied and investment properties are eligible. Applications are available at any bank branch of these participating banks: First Federal of Lakewood, Huntington Bank, KeyBank, PNC Bank and U.S. Bank.
